A new report from CBRE highlights a significant shift in corporate office policies, indicating accelerated progress in bringing employees back to the physical workplace. The forthcoming study reveals that nearly three-quarters of surveyed companies are now meeting their attendance goals, a notable increase from 61% last year.

The findings underscore a growing emphasis on structured hybrid models and enhanced governance around attendance. The share of companies actively monitoring employee presence has jumped to 69% from 45% a year ago, with enforcement of these policies rising to 37% from 17%. On average, companies aim for employees to be in the office 3.2 days a week.

Despite overall office vacancies hovering near a 30-year high at 18.9%, a surprising nearly half of companies expressed concern about the availability of high-quality office space in the next three years. This concern is particularly acute for prime spaces, which represent a small fraction of the total inventory but boast much lower vacancy rates.

Furthermore, the survey indicates a shift in future office footprint plans. The majority of companies (67%) anticipate maintaining or expanding their office space within the next three years, up from 64% last year. While economic uncertainties persist, more organizations are committing to long-term leases, driven by a newfound clarity in their hybrid work strategies and a focus on creating more collaborative and high-quality workplace experiences.
